How would you design a track plan for this industrial area?

Design a track plan to serve all the industry spurs shown in this diagram.

Key:
Gray shapes are industries.
Green is elevated track embankment (impassable)
Black is through truss bridge. Track is allowed under it
Blue is a solid backdrop
Red is non-useable space
All white space is useable for track placement

Technical notes:
1) Use Peco track for turnouts and crossings. You can mix and match any of the three types, using any piece you want. Use flex track for curves.
2) Industrial trackage may not cross or connect with mainline (bottommost track) except at turnout at right side of drawing. No highways may cross the main.
2) There must be a runaround track and a 45' track scale (straight track only) included.
3) Industry "A" has a loading dock right below the "A". This spur must be able to allow 3 40' cars to be loaded at the dock, in sequence.
4) The industry to the left of Industry "A" has an inside spur. Cars are spotted inside the building.
2) "Truck access" areas means roadways must be able to reach those spots. Track in pavement is acceptable.
4) Multiple industries off a single spur are acceptable, as long as set-outs can spotted properly for each industry without conflicts.

There is no "right" answer here. I'm interested in seeing what is possible with this.
