Otto SUPER ROLLING ON THE FLOOR LAUGHING MY a$$ OFF. We have a wall mounted (new) AC going in there. Also have a couple of guys (I know a guy(s) going to do the work. I want to walk into a finished room.

LABOR DAY WEEKEND. Present layout comes down, local contractor will be rehabbing shed, Wife getting her stuff out of the present shed, layout room or guest house will become a guest bedroom/house again. Whew! Rough plan worked out for new layout. Orange are 2x4 sections and green are shelf brackets. 24" brackets are not cheap, but found some on Amazon thanks @tranemane. Nothing official until we move there in January. I don't know why we didn't make our beds into bunkbeds earlier, so much more room for activities.

Finally after four to six different plans for the 10x12 finished workshop/shed - I think we got it. I tried to cheat
the free version of AR buy cutting and pasting track from other plans and this one. It got me. Sorry for hot dog
bun sidings. Got some work to do on it.

Looks good Chuck, I like the combo of switching and running that you’ll have. My only questions would be San Jacinto’s run around and staging. For the run-around, how long is that? Can it handle the turn around for a typical way freight, and/or did the prototype also have issues with getting around trains? For staging, if it’s just a single train line it might not be needed (that’s my initial plan), but were you planning on having a cassette or sector plate or something?

Just idle curiosity, but given the space limitations, why not use the space under a portion of the layout for things like workbenches, desks and cabinets?

Thanks Otto - I still could...Go back to the plan the goes around the room and start past the 3' door swing and could keep tall
cabinets and etc when you come in to the left and right.

We are confirmed with contractors they are starting work on Friday before Labor Day Weekend. We need to tear out the cabinets in the shed, rework the workbench or keep it where it is in the shed. On the day before, Thursday we are taking everything out, removing any shelfs and emptying all the cabinets coming out. The previous homeowner had all kinds of left over tile, paint, tools, etc. in the cabinets.
 
There is also a turbine vent on the roof with a drop ceiling with a hole cut out for it that we need to amend. A window air conditioner will be installed later in the year. It will go in the wall on the North side along the 12' wall. We are also reviewing all this when we arrive before labor day weekend to see what electrical needs to be rearranged.

They are going to renovate, by removing the cabinets and then tape and mud drywall. Sand and prepare for painting, which I will do. Color: gray/blue for walls and either paint floor a neutral gray or add carpet.

Lighting: Barina integrated LED shop lights under valance following the wrap around the layout. The benchwork as planned is a combination of brackets and legs for support. The idea for the workbench/station, paint table and cabinet to be so prominent was to
make way for some more room around the South and West walls. (Bench work could resume to around the walls again with door clearance).

I have a tall cabinet that needs to be higher than the layout. I could eliminate the need for the tall cabinet and  now to see if the workbench, paint table and more can be under the layout. Problem: Looking at 57" for layout and with a two foot area for Hemet, that could work for under layout, but a pain for working on the layout, reach-wise.

Thanks Eric - Biggest issue is track plan. Around the room or around the center or shelf. I was off a foot in the plans.
It has to be a workshop/workbech with storage and layout.
