I'll get some shots out here...but a properly laid cinder block wall should have almost a slight concave mortar line, about the radius of your index finger.
i am a certified brick mason (no really) and have used a variety of jointers while working with brick.
when i was doing block we did not tool the joints - who cares what the joints look like on the back face of the building - i typically would butter the top row, butter the ends, and lay the block. then i would clean up the excess from the faces and keep moving. if you keep it clean, the flush joint looks nice and is weatherproof.
not many warehouse buildings are blocks anymore - pre-stressed concrete panels seem to be the main material these days.
