Todays progress: go down to the basement and see a small stream of water coming from the hot water tank going to the floor drain. I had wrapped it in insulation and when I tore it off found I wrote the day I installed it in marker. 6/14/11 so it lasted 9 years. I see it was rated to last 6 years... And while looking for a replacement the 12 year models are exactly twice the price. Maybe I'll just install quick disconnects on everything...
Hi Dave. I do my own water heater maintenance and change those anodes every three years. In changing them I drain and flush out the heater as part of the process and have never had the “crap in the drain valve” problem. However after nine years I doubt changing the anodes now will help longevity of your heater to any meaningful extent and if you do change them, yes you may find flushing out the sediment to be an issue.
