Something to consider. By moving a couple of things around, you can have a passing siding on the upper level, where it's convenient to all of the industries. Plus you now have staging in the lower level. Then, if the lower loop is raised on one side by only a half-inch, the grade will drop to around 5%, which is way better than 10%.
