Something to think about for benchwork:  Why not aluminum?  Having had a layout deconstruct itself due to changes in humidity and resultant change in wood dimensions, I swore I'd never build another layout with wood benchwork.  Aluminum and foam; it'll be light and changes in weather won't cause issues.  Personally, I don't want more than a door, as I know I'll never get close to finishing more than that, anyway, and with my wanderlust, being portable is a plus.

Steel studs and foam, which is what I'm doing. Aluminum shapes are lovely and easy to work, but very expensive.

If you are going to do a shelf-style layout, have you thought of "partially finishing" the room like James McNabb's Grimes Line layout? He show's his wall here as well as in MRP2016 and Great Model Railroads 2015. I wish I had seen it before studding out my layout area as I might've done something similar,

I think I'm committed to building out the walls and completely finishing the room, so that the space would show well when we sell the house one day.  You know, take the layout down, patch a few screw holes in the walls, and apply a coat of paint.  Done.

It has begun.  I spent an hour or more unconsisting locomotives and removing all rolling stock from the layout, with the exception of my TOFC train and three new GP38-2s that I'm breaking in.  I left the TOFC train on for now, because once I take the expansion down and revert to the original HCD, I can probably forget about running 89' cars anymore.



I'm beginning to consider patching up the original Seaboard Central 2.0 and selling it once I begin construction of the new layout.  That will require some patching of the fascia, and some minor trackwork to allow the layout to become fully self-sufficient again.  The good news is that I won't need as many trees to finish the layout.

Well, I committed to the dismantling of the majority of the layout, save the original HCD portion.  I started by removing everything I wanted to save, e.g., track, Hex Frog Juicers, AR1, and other electrical items.  I pulled up all of the cork roadbed and stripped the wire feeders, which went into the trash.



Of course, the next thing I knew, it was gone.  And then there was one:



I've got a little work to do to spruce up the original layout.  The fascia needs repairs, and the scenery is, well, meh.  I think I'll do a little track work to restore the passing siding in Southern Pines, since the expansion is no longer a thing.  Hopefully, room construction can start soon.

I get what you are saying but consider this, this room houses your utilities and if you go to sell the house later on, buyers are in their right to ask for permits on the finishing. That's why I suggested going the modular finish route, you could disassemble everything before putting the house on market,
