Entrance door opens outward. location is lower left corner.

The lower left corner is a little complicated-looking. Can you be more specific about where exactly the door is located? Thx.

Sure thing Dave.
    The entrance door is exactly in the lower left corner.   (2 inches off that wall)
The width of the door is 30 inches. If you send an email address, I can send you pics of the space if you like.
    Been doing some thinking about a possible L shaped Island layout.  Your thoughts?
On the short leg side of the L maybe 7 ft long.
On the long leg side of the L maybe 10 ft long.
Width of each leg can be 4 ft.

Update 2/1/2012
   Last weeks rain storm caused some water damage to my train room.  Found a leak in my roof right where I was working. Had I never opened up this space I wonder how long this leak would go on before I ever found out about it? So repairs to the roof have to be made.  YET ANOTHER SET BACK....
The insurance claims adjuster & my contractor showed up to give me estimates on roof repairs including the water damages. The damges are minmal due to remodeling of the space.
Good News--removal of the closet wall is NOT a load bearing wall. Also I can move the rooms entrance door 90 degrees and remove that short wall as well. This increases the rooms size to 10 foot X 13 foot  or  130 square foot. :D
Today, I intend to tear down another wall!

  I will get you those pictures of my layout room. I will send them to you from my cell phone. Just so you know, The room is now 10foot by 13foot. A rectangle and there's more remodeling work to be done!  I will send you a roughed out drawing as well of the room and purposed layout size.

Update 7/11/2012 With the walls in place now(minus the final drywalling) I have turned my attention to installing the new 10" thick ceiling insulation panels between the exposed rafters. Once that gets done I can complete the ceiling including the ceiling tiles and lighting.

Tom, I sent you an email about some dimensions that don't add up. Meanwhile, I threw caution to the wind and designed the layout to be up against one wall, which lets the layout expand a bit. Using the plan you provided as a starting point, here's what I came up with:

reminds me of that layout from MR in the early 2000's. Always like it. There is so much you can do with that plan

Yes this track plan is based off the Model Railroader Jan. 2000 layout.
DKS, lets clean up the loose ends on the top part of the layout. Eliminate everything except the 3 track yard and the track spur that runs with it. Idea is a run thru town yard (train would pick up the helper units) with a maintance away siding.

Luv the staging and the "loads in and empties out".

I'd like to see more switching opportunities.

From an operation's perspective I'd give it a "6".  But not everyone is into ops.

I'd hate to have to be the one having to crawl underneath the layout to the access areas, looks "chiropractic-inducing".  I guess I've learned, even being in decent shape, when you force your body to contort in weird angles you're looking for trouble– and frequently find it.  :D
